Specifications for Ballerina Court at Gagnon Farms

Foundation

  • 3000 p.s.i. poured concrete footings, walls, basement and garage floors.
  • Exterior foundation walls of house damproofed below grade.
  • Pre-cast bulkhead stairs with metal bulkhead, unless there is a walkout basement.
  • Two foundation windows.

Construction

  • Pressure treated 2×6 sills at foundation with foam sill seal.
  • 2×10 floor framing stock at 16” o.c. or engineered floor trusses or floor joists.
  • 3/4” T&G sub-flooring glued and nailed to flooring system or equivalent product.
  • 2×6 exterior walls 16” o.c. with 7/16” OSB sheathing. Garages will be framed 2×4, or 2×6 if there is a room above.
  • 2 –car garage with one 16’, carriage style, overhead door, opener and two remotes.

Roof

  • Conventional roof framing with 1/2” plywood sheathing, or equivalent product.
  • 30 year warranty architectural shingles with 15 lb. felt paper and metal drip edge
  • Ice and Water shield along eave of roof, at drip edge and all valleys.
  • Two types of ventilation as indicated on plan. (ridge vent and proper vent)

Windows and Exterior Doors

  • White vinyl windows with tilt balances, insulated glass, full screens and stationary grilles in glass.
  • Steel, insulated exterior doors as indicated on plan. Front entry door will be an insulated fiberglass door, painted white.
  • 6’-0” slider with insulated glass (no grilles) to a pressure treated 12 x 10 deck

Exterior Finishes

  • Vinyl siding with white vinyl corner boards, and white vinyl vented soffits.
  • White aluminum clad fascia and rakes.
  • Bastion Building & Development Co. has final approval of all vinyl color selections.
  • Low maintenance, raised panel vinyl shutters applied to front of house as indicated on the marketing plan.  Homes with stone/brick around the windows will not receive shutters. (stone or brick as indicated on marketing plan)
  • Farmer’s Porch with Composite decking with white vinyl railings or pre-cast front stairs as indicated on the marketing plan
  • Rain diverter on farmer’s porch.

Insulation

  • R-38 blown in insulation in second floor ceilings, and R-30 fiberglass batts in all sloped ceilings.
  • Exterior walls with R-21 batt insulation and poly vapor barrier.
  • Basement ceilings with R-30 batt insulation.

Baths

  • Traditional style vanities with lights and mirrors over the vanity.  Cabinets and counters selected with Bensons Lumber and Hardware
  • One piece, white fiberglass tub or shower (as indicated on plan) and oval ceramic sinks. Pedestal sink is standard in the ½ baths or as indicated on marketing plan.
  • White elongated bowl, water saver toilets.
  • $8.00 per square foot tile allowance from flooring selections at Cardoza Flooring.
  • Master Bath:  Double bowl vanity, jetted tub and one piece fiberglass shower or as indicated on marketing plan.

Kitchens and Laundry

  • Traditional style cabinets in your choice of colors and granite countertops.  Selections to be made at Bensons Lumber and Hardware.
  • Please note: There is a possibility of increased electrical costs due to the Buyer’s cabinet selection.  The Buyer will be responsible for the increased costs and must pay directly to Bastion Building & Development Co. upon notification.
  • $1500 credit given, at closing, toward appliance selections at Baron’s Major Brands.
  • Electric line for washer & dryer is standard.
  • Garbage disposal.
  • Stainless steel, under-mount, double bowl sink with single lever faucet and separate pull out spray per standard fixture list
  • $8.00 per square foot tile allowance from flooring selections at Cardoza Flooring.

Interior Walls & Finishes

  • 1/2” sheetrock with smooth finish on all interior walls and textured ceilings throughout. Garages of homes with a room above the garage will be sheet-rocked and insulated per code, otherwise the firewall will be the only sheet-rocked wall.  Any sheet-rocked areas in the garages will be taped and mudded ONLY.  They will not be painted or textured.
  • One coat primer and one coat latex flat paint “Atrium White” color on all interior walls.
  • One coat primer and one coat latex semi-gloss paint “Atrium White” color on all trim and doors.
  • Interior raised six panel hardboard doors with wood frames.
  • 2 1/2” ‘colonial’ trim on all windows and doors and cased openings and 5” baseboard.
  • Open railing stairway for 3 steps, or as indicated on plan.  Clear coat, newel post and handrail, and painted balusters or as indicated on plan.
  • Oak Stair treads on stairway to second floor.
  • Brushed nickel knobs, door hinges and door stops
  • Hardwood Flooring in front hall, dining room, foyer and second floor hallway from builder standard selections.
  • White ventilated closet ‘shelf & rod’ shelving.
  • Approximately 8’-0” ceiling height unless indicated otherwise on marketing plan.
  • Chair rail and crown molding in dining room.
  • All other flooring (not indicated above) will be at $20.00 per yard allowance.
  • Please note:  Flooring allowances provided include under-layment costs for kitchen and bathrooms only.  Additional tile or vinyl selections made by the customer, will result in additional under-layment costs, which will be passed on to the customer.

Plumbing

  • White fixtures with chrome single lever handle faucets.
  • Kitchen sink will be under-mount
  • Two exterior frost-free faucets.
  • 40 Gallon gas hot water heater. Placement of hot water heater is at the discretion of the Seller and may not be in a consistent location within all homes.
  • Flexible plumbing system throughout.
  • Waterline for fridge
  • Please note:  plans that include a shower unit do NOT include a shower seat; this is an upgrade and can be priced upon request.

Electrical           

  • 200 amp service with circuit breakers and copper wiring throughout.
  • Overhead lights in kitchen, breakfast area, dining room, halls, baths and walk-in master closets.
  • Eyeball (2) lights over the fireplace.
  • 4-pair telephone wiring at three locations as indicated on plan.
  • Pre-wiring for cable TV at five locations as indicated on plan.(additional cable lines for home theatre systems must be purchases separately and cannot be deducted from these four)
  • Pre-wired for ceiling fan in family room (if applicable) and master bedroom. (Ceiling fans must be purchased through the   Builder approved vendor).
  • All bedrooms wired with one switched outlet.
  • Smoke detectors and carbon monoxide detectors where code requires.
  • Dedicated line to microwave.
  • Fan/light combo in baths without a window in lieu of overhead light.
  • Starter security package
  • Two exterior, weatherproof outlets.
  • Flood lights over garage.

Heating and Cooling

  • One zone, gas fired, forced hot air, approximately 95.1% efficiency furnace with disposable filter.
  • Placement of furnace and air conditioning units are at the discretion of the Seller and may not be in a consistent location within all homes.
  • Zero clearance, gas fireplace with decorative mantel and standard granite surround and granite hearth-to be selected from builders samples

The Seller reserves the right to establish the placement of the home, alter existing topography, determine tree removal, and establish all final grades on property. The seller reserves the right to substitute equivalent or better products, materials, different manufacturers or suppliers from those listed above. Only appliances purchased through Bastion Building & Development Co. approved vendors (stove, dishwasher, microwave) will be installed in the home. Model or Spec Homes may be enhanced with upgraded items and should not be considered standard features for all homes.
